So for example, if you bought a house 30 years ago at $100,000, that same home could have appreciated in value to ~$240,000-$270,000, a 240%-270% appreciation in value.
- Cash Flow: Well-chosen real estate investments can generate consistent rental income, offering a reliable cash flow stream. The cash will help pay off the mortgage, property taxes, insurance, improvement in the home, and provide extra cash in your pocket if planned out correctly.
- Tax Advantages: Real estate investors can benefit from various tax deductions, including mortgage interest, property taxes, and depreciation, reducing the overall tax burden. You should also speak to your tax advisor or CPA for accurate tax advice. But, the tax advantages may help offset the income your property would generate.

And using the cash flow to pay off the mortgage means you are building equity into the property. What I mean by this is if you own a property with $1,000 monthly mortgage payment, a portion of that would be considered interest and the other is principal. That principal portion you pay down using the rent you collect is the equity you are building into the property.
