Why you need Real Estate to build wealth effectively

Investing in real estate has long been regarded as a powerful strategy for building wealth and achieving financial freedom. Its not a get-rich-quick scheme.  Real estate offers a unique set of advantages that, when leveraged wisely, can pave the way to long-term financial success. The Tangible and Intangible Benefits of Real Estate Investment

Real estate offers both tangible and intangible benefits that set it apart from other investment avenues. Tangibly, it provides a physical asset with the potential for appreciation over time. Intangibly, it offers a sense of security, stability, and control over your financial destiny.

Tangible Benefits:

  1. Appreciation: Real estate has a history of appreciating over the long term, providing investors with a substantial increase in property value.  For instance, between 1991 and 2021, the average annual home price appreciation in the United States was approximately 3.1% to 3.5%. So for example, if you bought a house 30 years ago at $100,000, that same home could have appreciated in value to ~$240,000-$270,000, a 240%-270% appreciation in value.
  2. Cash Flow: Well-chosen real estate investments can generate consistent rental income, offering a reliable cash flow stream.  The cash will help pay off the mortgage, property taxes, insurance, improvement in the home, and provide extra cash in your pocket if planned out correctly.
  3. Tax Advantages: Real estate investors can benefit from various tax deductions, including mortgage interest, property taxes, and depreciation, reducing the overall tax burden.  You should also speak to your tax advisor or CPA for accurate tax advice.  But, the tax advantages may help offset the income your property would generate.
  4. Amortization: Real estate allows investors to use leverage, meaning they can control a significant asset with a relatively small upfront investment.  And using the cash flow to pay off the mortgage means you are building equity into the property.  What I mean by this is if you own a property with $1,000 monthly mortgage payment, a portion of that would be considered interest and the other is principal.  That principal portion you pay down using the rent you collect is the equity you are building into the property.

Intangible Benefits:

  1. Security: Owning physical assets like real estate can provide a sense of security and stability, especially in times of economic uncertainty or when the financial markets are volatile.
  2. Control: Real estate investors have a level of control over their investments that is not always possible in other financial instruments. You can choose your property manager or make strategic upgrades, such as converting a 2 bedroom to 3 bedroom that can influence your investment’s performance. 
  3. Diversification: Real estate can serve as a diversification tool, offering a hedge against market volatility and providing a balance to a well-rounded investment portfolio.  Don’t get me wrong, I still love investing in cash flow generating assets such as dividend stocks, which I’ve talked about extensively in this blog.  But the benefits in real estate outweigh the cons and is also why the majority of my investment portfolio is in real estate.

The combination of tangible and intangible benefits, along with the potential for long-term appreciation and passive income, makes real estate a compelling choice for investors seeking to secure their financial future.
